A land charge search is carried out when a property is being bought or sold. It gives you important information about the property or land you are planning to buy.
What is a local land charge search?
If you are buying a property or land, a local land charges search checks to see if the property or land has any ‘charges’ so that you are fully aware of any restrictions or financial burdens and don’t get caught out.
Are there different types of searches?
There are three different searches:
LLC1
This form only shows information on the Local Land Charges Register.
Full Search
The ‘Full Search’ provides the most information. It includes a CON29 form. The CON29 form is used to ask us (Ryedale District Council) to provide any information that could affect the future use of a property or piece of land, or anything that might impose any future financial burdens. It shows information on things like:
- Public highways
- Proposals for new roads
- Rail schemes
- Planning decisions
- Environmental information, including whether or not a property is sitting on contaminated land
Personal Search
Anyone can do a personal search on a property or piece of land. With a personal search, you will only be able to see entries in the Local Land Charges Register.
To carry out a Personal Search of the Local Land Charges Register, please call the Local Land Charges Unit at Ryedale House: 01653 600666 to make an appointment.
Please note: we require at least six working days notice.
Who carries out a land charges search?
A conveyancer carries out the land charges search for you. You can do a limited ‘personal search’ yourself, but you will only be able to view information in the Local Land Charges Register (see above).

What is Common Land?
Common land is land that is owned by one or more person, but others are allowed to use the land (or take specific resources from it).
Common Land and Village Green Register
North Yorkshire County Council has a register of common land and village greens for Ryedale.
You can view it for free and it shows all registered ‘common land’ and ‘village greens’ in Ryedale. The register also tells you a bit about the land, its boundaries, how the land can be used and who has rights to the land.
